Hopefully wyre borough clowncil pass this and we can start developing our new training ground. Some amendments have been made to the agenda though.
Interesting extract:
2.3 Within the site are two Biological Heritage Sites (BHS), the Dinmore Avenue
Swamp and Fields (adjacent Steeton Road) and the Poulton-le-Fylde Pond
Cluster which consists of five ponds situated throughout the site. Running
through the site in a south-north direction is an Environment Agency (EA)
main river (Horsebridge Dyke)
It is not just WBC, Preston are as bad. Concrete everything over and scratch their heads as to why there is water everywhere.Just need to propose a small housing estate going up alongside the TG.
Will be passed immediately by the Shylocks at WBC. They despise a field of grass and love those identikit estates that wouldn’t look out of place in 1960s Czechoslovakia
So many ponds, hedgerows and trees annihilated along the A6 so that the masses from Preston and Blackburn can relocate. Not a moments consideration for environmental protection or services in that area, so why would WBC care about Dinmore?
I’ve first hand experience of Wyre planners and it was an eye opener for sure, thankfully we had a sensible guy on our appeal, A prospective local builder commented at the beginning that we would get it eventually, but it’s a case of how deep your pockets areWhy are planners at wyre bent? I expect they are decent staff doing a decent job.
As for the nature stuff, it's standard planning policy to mitigate biodiversity losses or impacts. The vast majority would agree that's sensible, surely? Not sure why anyone would think that the football club should be above such responsibilities. Don't think people who want to protect nature should be labelled as nonce or fannies because you want a training ground approved.
I expect it to get approved with conditions attached.

I was just going to say the same thing. Wyre BC granted Fleetwood's training ground right in the middle of a residential area. You'd hope it would be easier for Garstang Rd to get approved. My old cross-country course when I was at St Tom's! I drove past a couple of days ago and noticed the field by the caravan site, the one with the pylon in it which used to have Gypsy's horses grazing in it, had been ploughed. The dykes I remember did have all sorts of newts, water voles and no doubt other rare flora and fauna.
I was at Ormerod Street, Fleetwood's training ground, yesterday. They seem to have cleared another big swathe of land adjacent to the many training pitches and balloon style indoor pitch. So maybe Wyre aren't averse to granting permission judging by the scale of Poolfoot.
In any case the development will be subject to a minimum 10 percent biodiversity net gain obligation.Interesting extract:

The money being the main hurdle, I don't think he has anything near what is needed to build the east, training ground or take the club forward to the next level. Just my opinion based on what I've seen so far of course.1 hurdle down, need Blackpool Council to get it sorted now and then see if the money is actually there to build it.
Aye an hour and half in and still no spades in the ground. The money being the main hurdle, I don't think he has anything near what is needed to build the east, training ground or take the club forward to the next level. Just my opinion based on what I've seen so far of course.
What have you seen, his accounts, bank balance etc. Course he has.The money being the main hurdle, I don't think he has anything near what is needed to build the east, training ground or take the club forward to the next level. Just my opinion based on what I've seen so far of course.
Will have spent plenty so far on both projects cant see it not happening. The money being the main hurdle, I don't think he has anything near what is needed to build the east, training ground or take the club forward to the next level. Just my opinion based on what I've seen so far of course.
I have a season ticket for the council planning department and that's why I knew it would happen.Funny, people on this site assured me that the training ground was never real and just a ploy from Sadler to distract fans during transfer windows when we weren't as active as some people wanted..
Class from you hereI have a season ticket for the council planning department and that's why I knew it would happen.
I'm not renewing next year though as I believe Neil Critchley is coming on the team.Class from you here
The speed these houses have gone up behind me, after they dug 2.5 meters down of peat across 3 fields has been pretty quick on one of the sites. include roads, piling for each house etc. Once they start there will be no stopping them. We complained about all sorts of regs being broke. Wyre borough's reply "well they own the land now, they can do what they want". (remainder of post removed).18-24 months from breaking ground seems like an ambitious goal for a project of this scale.
The site preparation and ground works for the 10 outdoor pitches alone are an absolutely huge undertaking.
Doing all that and putting up a large 2 story facility and all the other structures and putting in roads, drainage, electric, irrigation etc across a huge site.
Change out of £25 million seems unlikely to me.
The cost of just a full size 4G pitch is around £500-600k and that doesn’t include cost of land and putting infrastructure in place around it!
WhHopefully the bent vvankers at wyre borough clowncil pass this and we can start developing our new training ground. Some amendments have been made to the agenda though with opposition from nature nonces and flood fannies
You have absolutely no idea whatsoever regarding Simon Sadler’s finances so why do you utter such nonsense? Idiot! The money being the main hurdle, I don't think he has anything near what is needed to build the east, training ground or take the club forward to the next level. Houses have a profit once built whereas projects like this and road construction don't and always take longer without the £ at the end of them. The speed these houses have gone up behind me, after they dug 2.5 meters down of peat across 3 fields has been pretty quick on one of the sites. include roads, piling for each house etc. Once they start there will be no stopping them. Once the facility is open we are one of the much bigger clubs when it comes to developing youngsters. Only Man City, Liverpool, Everton, Man United and Blackburn will be at the same level in the NW. Then there’s rules around numbers at each age group, travel times etc. Will it make a difference? The cream of young talent is and will continue to be snapped up by much bigger clubs.
It's quality players of all ages and good coaching staff that we need to improve the club. Can Sadler properly fund the first team squad and all this, and is an additional £30m of club debt worth it?
I would have preferred a scaled down version.
In theory, but still way behind those clubs and others in the UK. I'm not sure a complex of this size allied to the £30m of debt placed against the club is necessary and provide value. Opinions will differ but that's mine.Once the facility is open we are one of the much bigger clubs when it comes to developing youngsters. We‘ll be in a much much stronger position. Plus a top academy at team of Blackpools stature gives us a more favourable pathway to first team football than others
We might only need to sell one player if a gem is found to clear the debt…… it’s got to be built properly used reallyGood news, however, I’d rather it made BFC money, like Poolfoot now does for the Cods, but there you go.
Will we be selling players to clear the massive debt?
Also stops other clubs taking our better youngsters and on the cheap like Rangers and Brighton have done. In fact it also guarantees us the ability to pick up top youngsters from lesser academies - which will hopefully help speed up the progression. In theory, but still way behind those clubs and others in the UK. It doesn't guarantee anything as Pool are still likely to be a lower league Club. Also stops other clubs taking our better youngsters and on the cheap like Rangers and Brighton have done. This new facility will be better than Blackburns and if we can emulate them it could pay for itself with a decade.
Will also help when it comes to attracting senior players and the best loans and coaches too.
The training ground is after all the office 90% of the time.
I doubt Sadler would build this facility if he was expecting it to be a white elephant.
If we have a competitive budget already by League 1 standards then surely we need to get the edge elsewhere. Buying ourselves success is shorttermism and won’t work in the league above without a billionaire backer. It doesn't guarantee anything as Pool are still likely to be a lower league Club.
It seems there is more emphasis on off field expansion at a time where we have significant issues on field.
Players look at the salaries first as opposed to facilities.
I would have favoured a scaled down version placing less debt against the club.
Can Sadler continue to provide a competitive playing budget and meet the huge cost of off the field improvements? Club liabilities already significantly exceed assets with an additional £30m? to come!If we have a competitive budget already by League 1 standards then surely we need to get the edge elsewhere. Building up the infrastructure seems like the only sustainable solution - whilst I do acknowledge it may take a bit longer to reap what he rewards.
There’s plenty of clubs who’ve spent 3/4 times what we’re doing in League 1 this season and still not been promoted. Much bigger clubs can maybe afford that but I’m not sure we can - especially with generations of off field investment and development to catch up on.
It's an opinion, you brainless idiot.Wh

an idiot.
It might but it's salaries which usually convince players to sign.It will be a real statement of intent when it’s finished and fully operational.
Might even help us get some transfers over the line.
It's an opinion, you brainless idiot.
I would suggest you making a statement on a subject of which you have absolutely no knowledge shows where the brains are lacking. It's an opinion, you brainless idiot.
Assuming SS is willing to fund £3-£5 million losses each season over the next 5 years (regardless of division) that’s £15-£25 million more down. And SS himself has supposedly suggested he’s willing to lose £90 million over the next decade. Can Sadler continue to provide a competitive playing budget and meet the huge cost of off the field improvements?
