Compulsory Purchase Orders

Saw on Twitter this morning some claims that CPO’s are arriving at homes backing into the East Stand. No idea if it’s legit as I don’t know anyone with a home there but someone on here surely will do ??

Presumably it’s the only way
Most definitely the only way of building something which increases capacity and adds a revenue stream for the club at the same time.

I’m just surprised that in the current environment there appears to be any progress yet.

Makes sense, taking into the 'sporting quarter' development thread on here a couple of months ago. That suggested not just a new east stand but sporting / leisure facilties right through to Central Drive, with removal of all the existing properties. Personally I would like to see a much bigger east stand to increase capacity by at least 5k.

Would require a stand with a capacity of 10,000+ which would be quite a big structure.

If it could incorporate a North East stand, expanded hotel facilities, large scale gym (perhaps even a pool), further corporate offerings and a new club shop (to allow the return of the supporters bar under the South Stand (although I’m sure the Armfield Club wouldn’t be too keen on that idea unless it was for game days only)) then that alongside any retail space or office space available for lease and coinciding with the construction of leisure / conferencing facilities on Central Drive could potentially be quite a big earner for the club in the long term - granted it would also mean a VERY large initial investment.

I’d imagine that would all cost in the region of £30 million + though so can’t see it unless a long term agreement with the council can be made.

30 million plus? Plus a lot more I would think.
I’m not including the cost of the actual leisure / conferencing facilities itself or the cost of purchasing the land / houses. Purely building a stand of 10,000 seats and a North East corner.

Bristol City renovated Ashton Gate for £48 million. They gained approx 7000 seats, but rebuilt 2 stands and virtually rebuilt a third. The land around their stadium would likely cost a significantly higher amount of money to purchase than that around Bloomfield Road.

They have plans for a 4000 capacity indoor arena / conference facility, 158 apartments, 250 bed hotel, 300,000 sqft of office space and a museum - that will set them back a further £100 million.

I’m assuming the conferencing and leisure facilities planned for Central Drive are council led so likely the club are only interested in developing and financing an East (hopefully subsidised by the council as part of the wider regeneration) which therefore makes a £30 million bill less daunting !!

It was mentioned, does anyone have any proof or is it just gossip ?

Bristol City had to completely redevelop the Williams stand. They built a skyscraper of a stand which looks a bit out of place with the rest of the ground (imho). It is a nice ground now though, much better than it used to be.
I suppose BFC could do something similar in the east of the stadium.

Presume the businesses have to go as well and what about the old Number One?

Not sure the Number One club would HAVE to be torn down as the way the South East was constructed allows for its existence. That being said if a sizeable East was to be built then the Number One club wouldn’t exactly be an efficient use of that piece of land and could be valuable in terms of parking, access and generally making an impressive entrance to the ground.
Plus the building itself is hardly in great shape and probably needs bulldozing sooner or later. I’d imagine the owners would sooner sell it than have the club build around and without it.

I know nothing about Compulsory Purchases of homes/houses.
Would that mean the purchase of houses on both sides of Henry St?

spoke to two people who live on that street and they've had no letters, so probably just rumours.

The old No 1 Club is an eyesore and needs to be demolished regardless of other plans.
