Rachel Reeves housing law broken.

It may be a small oversight on her part. Or it maybe intentional avoidance.
Either way it really isn’t good enough considering her position and previous comments re landlords and letting procedures.
Shoddy and unprofessional at best.
Another example of how the supposed creme de la creme of politics are actually shockingly disappointing, again.

What is it about these Labour ministers in that the rules are just for the great unwashed not them. Bet Rayners having a good laugh. Just heard she knew and encouraged registration of rental properties. So pleading she didn’t know doesnt work

If the letting agents are the ones at fault then they will be fined.
An agency relationship doesn't confer direct liability
As it says they are acting as agent for the principal namely the owner of the property and it's an offence not to have one if you are letting in an area subject to selective licencing under s95 of the Housing Act punishable by a fine of up to £20k

She would have earned £38,400 rental income in the 12 months Sept-Sept (£3,200 a month) so she could easily afford it.

A minor black hole this one.

Worth mentioning that this whole "selective licencing" is nothing more than a cash grab, Southwark wanting £945 per property for presumably 10 minutes of the office juniors time reviewing the documents and then e-mailing an auto-generated "licence".

One more nail in the coffin for the private landlords.

From the Sky News article

What are the consequences for not having one?

A section 21 (eviction) notice would not be valid if served when a licence was not in place.

Tenants could apply for all rent to be repaid for the period in which the landlord did not have a licence, up to 12 months.

The landlord could face a fine of up to £30,000 by the council or be formally prosecuted under the legislation.

It's hard to know whether Rental Reeves, sorry Rachel Reeves, should be sacked for breaking housing law or for incompetence.

Keir Starmer was forceful in his claim that "Law-makers cannot be law-breakers.” So I guess it's the former.

In any event, it now appears that emails between Mr Reeves and the property letting agent allegedly raised the issue some time back. Does this mean that there has been a cover up and that Ms Reeves was culpable all along?

As I posted above this looks like Raynor mk 2 all over again looking for a scapegoat and the firms fighting back.
Only difference one was an Estate and the other letting agencies.

Disgraceful both trying to worm out of it putting the blame onto others.
Hubby Joicey probably next in the firing line.

It seems like it’s the letting agent (employed to sort out the rental and obtain licences) who are the ones at fault.
If that’s true, it beggars belief, the agency must do this all the time, so why wouldn’t they have notified her when she first asked them to market the property, surely it’s part of their terms

Yet another Labour hypocrite
Im not Labour but El Burro post reads like a sensible summary of the situation to me.
Im generally anti politician and situations like this one and all the noise that goes with it is politicians playing their games with each other.
Do we really want them to waste time and money on an enquiry into this.
She may or may not be good at her job but is this a genuine reason for her to be fired or resign?

Pity, you would think the chancellor of the exchequer of all people would know the rules on letting houses out.

What is it with these Government ministers and licences? David Lammy went fishing not knowing you had to have a fishing licence FFS.
The bloody estate agent should have sorted that out you pathetic klutz, enforcement action is only taken after a warning has been issued. You do know that every single mistake someone makes isn't a resigning matter I assume? Embarassing yes, serious no. Raynor only got potted because it was an inside job as Keir is terrified of her. Move on nothing to see here.
Edit to add all ad homs go for @poolseasider who did the o/p too.

Doesn’t really surprise me this whole cabinet are bloody amateurs and I reckon they will go down as our worst ever government. Every bleeding day it’s one cock up after another. Reeves, Rayner, Lammy, Miliband and not forgetting Starmer are all totally useless and incompetent to run the country. Practically counting down the days to we get rid of them! (Even though it’s a long way ahead)

There are many regulations that the council can apply, but most are ignored. It is illegal, for example, due to noise, for tradesmen to work Saturday afternoon after 1 pm if they use power tools. A tradesman, for example, working at the Dulux Centre next to the Blackpool ground could be ordered to stop work by an overzealous council official on a match day. It doesn't usually happen outside of London.

In London, you can apply for a licence to work on a Saturday afternoon with the local council if you are a contractor. The ironic thing is that if you do the same work as a DIY project on your own property, then you are free to work the hours you want during the day.

Not great is it, but what are you counting down to, what is the wonderful thing that is going to replace Labour?
If the whole political system was.going to be smashed up and re written i would be excited but until then you will get a different set of incompetents trying to feather their own nests. And the next lot might have a nastier edge to them.

She’s the chancellor of the exchequer for Christs sake so any mistake she makes is going to be a big one especially when the letting agency did tell her husband about the licence via an email so don’t kid yourself she didn’t know anything about it when clearly she did.

Only one pathetic Klutz on show here you clearly don’t know the facts here yet you’ve gone off on a rant pointing the finger at someone who does know the facts it was made clear on the BBC 6pm news which you clearly didn’t watch.

She should resign it’s a major gaff on her part at least Rayner had the balls to do it.

I would like to see whole political establishment punished ie the lab/lib/con which make up Westminster. Reform may not be the answer as you have suggested but it is the closest thing to a revolution we are going to get. At least with Reform they are not at gutless and spineless as Labour and their predecessors. If swapped labour with Reform they would at least take illegal immigration more seriously and not waste billions on net zero unlike this bunch of clowns. I grant reform are pretty weak on the economy so I would like to see them getting scrutinised more on this 👍

on BBC news it was announced that her husband had been told in an email by the letting agents that they would need a licence and the agents would apply for one. So she’s in trouble saying she didn’t know she needed a licence and they should have made sure the agents did apply.

It is an extremely minor error of no consequence as was Rayner's but Keir isn't scared of Reeves.

So it would seem the only thing she’s been guilty of is being naive in trusting in the letting agent.

She said yesterday she didn't know she needed a licence.

The emails today say she did.

She never bothered checking one was in place, despite campaign for the licenses in other areas.

It's not a good look for a politician who called for others to resign for similar indiscretion

Her husband was told initially. The agency doesn’t normally apply for the licence, the home owner does.

As I posted the estate agent emailed her husband telling him a licence was required. She initially said she didn’t know she needed one, that was untrue. Even if she didn’t know, under the law, ignorance is not an excuse.
You're trying too hard here. The correspondence was with Reeves' husband and after the tenant management company advised that a licence was needed they asked him if he would like them to proceed with obtaining one. He replied that he would like them to do that. Now I'm an ordinary guy and if my wife told me that she was dealing with it I'd leave it to her. Rachel Reeves is running the Exchequer.

I am not disputing who was dealing with the issue, am merely pointing out what is now common knowledge that she said she didn’t know a licence was required, which she clearly did. He was told one was needed and the cost would be £900. If one had been obtained a bill for said £900 would have been sent, was it? If it wasn’t surely any sensible person would ask for an update on the matter in less than 16 months. Unless they thought they had got away with it, which would open up an entirely new can of worms. Either way it’s not a good look.

So....just another reason why this country is so fucked up.

Rachel Reeves’ great “crime” is… not getting a council permit.
You know, that sacred piece of paper that no one ever reads, no one checked for 13 months, and makes no difference to anyone’s life.

The tenants have lived there for 13 months.......not exactly a hostage situation, is it?
Has anything happened to the property that’s disturbed their tenancy?.......No.
Have they been in danger because the council didn’t bless it with a biro signature?......No.
Have the Tenants lost money, been evicted, or had to pay a single penny extra for the house because the license wasn't signed?......Still no.

So what’s the scandal again?.......Oh that's right......a missing bit of admin, that the housing agency said they would get

No one’s complained, no one’s been harmed, but sure........let’s pretend were all Tories and this is some kind of moral collapse.
If forgetting to tick a box is now headline news, half the country should be on trial by tomorrow morning.

One of the reasons this country is so, as you so succinctly put it, fucked up. Is people like Rachael from accounts being promoted beyond their capabilities.

Jesus wept 94 posts about a ** licence I'm sure everyone on here is whiter than white, pathetic.
no surprise from you. What you fail to grasp is the difference between anonymous posters on an internet message board and some-one in a position of great power like Reeves is. It really isn't or shouldn't be that hard to understand.

The usual hypocrites out in force on this thread.

Put someone high ranking from Tories/Reform and they'd be frothing at the mouth with anger and asking for their removal.

This would have been a total non story if Labour hadn't come into power claiming they'd be whiter than white and hadn't spent 14 years of criticizing for such issues like having a piece of cake with work colleagues.
You reep what you sow.

FFS this witch-hunt is ridiculous. She is the chancellor of the exchequer which is quite an important job I think - I am sure that she left this sort of thing to her husband. The husband got an assurance that the agency was dealing with it. Job done as far as he is concerned. The agency didn't do their job and somehow this shows that Reeves is incompetent and is incapable as chancellor. Doesn't make logical sense.
It's a complete non story.
Badenoch demanding blood is ridiculous considering she herself broke the law when she hacked into Harriet Harman's website. Harman being a decent human being decided not to press charges.
