I have a 3 bedroom semi detached house for rent on Leavesley Road, North Shore.
It consists of 2 double bedrooms, 1 is en-suite & a single bedroom. Open plan kitchen & living room. A porch & conservatory & downstairs bathroom. Front garden & large back garden with decking.
My tenants left today, been there nearly 4 years, only found out on Saturday they were leaving. I’m looking for £600 a month, hope to have pictures in next day or two.

Always fancied buying properties to rent but the idea of non payers and house wreckers would do my head in and would cause me to do somrthing silli. Sounds like they have more rights than the owners and have done for slong time.

Under current rules it’s almost impossible to get tenants out. My friend has a 4 bed detached and the tenant hasn’t paid in 11 months. He’s done the forms, applied to court etc but still no date and you can’t evict during lockdown

Won’t ever see the lost rent and is obliged to still do the repairs she demands.

I'd get your friend to wait and see if they've gone out one day and then burn the house down and claim on the insurance. Problem solved!

Yup its tough but the gas safety regulations could be a life saver. A landlord I know pushed with that with tenants who were doing the same thing, and it was enough for them to pack their bags and do a runner.

Its becoming a real problem all over

But the moratorium for eviction has been extended to April and I have no doubt it will be extended once again after that.

Tartans house sound lovely and very well priced......but to have Tenants just up and leave like that is well out of order...
But it sound like the normal disadvantages of renting property.

What I would say is get good landlord insurance, the good ones make you do a check before Tenants move in (£20 through online companies)
If they try any shenanigans......the insurance will pay up to £100k legal and cover the mortgage payments etc......but 'fire damage' will be investigated.

I must admit it will cost £5k - £6k just to get the house in a letting state once this scumbag has moved on.
But I will never ever rent to anyone who doesn't have a A+ credit rating and glowing references from their past landlords
And this is why people on benefits cant find decent rental properties
 
Depends if you let it through an agency or not if you don’t then you can or they can pretty much do as they please if you don’t have any signed contracts.
 
In the last decade all the legislation has been on stopping bad landlords. Yet all I ever hear are horror stories of bad tenants.
There really is no recourse for the Landlord at all now - takes forever to evict and you will not see one penny of what you are owed?

One of mine had the bare face cheek to say if we didn't lower the rent they would just stop paying and refuse to leave. Got them out and sold the house, never again. They left a repair bill running into thousands of pounds. Again we only rented to professional people and funny enough the worse ones were two solicitors.

Just for balance, we've got a great tenant (vetted by us) my only complaint she can talk underwater & getting away is a nightmare. Fuck letting agencies & yes we did a proper contract. I have heard many tales of horror stories though.
 
There's something wrong with the law in this country if they send people to prison for stealing a bottle of champagne from Asda worth £20 yet people who blatantly refuse to pay rent they owe running in to many thousands of pounds get off scot free. If the property owner stopped paying the mortgage on the house they'd evict him, why the f@ck does the same rules not apply to a scumbag of a tenant?

My other half rents a house and as had the same tenants in from day one 5 years now and it’s been a pleasure to have them (single mum and baby)

She rents it through an agency who carry out regular inspections and report back to her any minor detail.

People advised her to stay away from DSS tenants but she took a gamble and so far it’s paid off she's never missed a single payment in 5 years and every inspection has come back faultless.

Agree with raging. I can't believe people can get into a property, just refuse to pay and then takes months or year to get the feckers out. I have sympathy for people who fall on hard times but these type of people aren't these... makes my blood boil

If for every bad story there is a good one - then that makes it fifty fifty if you get decent tenants 👍

If our current tenants stay a month or 50 years - they are our last ones 👍

To be honest I think there’s a lot more good tenants out there than bad ones it was just a loose term I used.

We’re already considering buying another property to let out once this shit is over with.

The arse has fallen out of any saving accounts and its not likely to recover for a decade at least so for us (both retired) it’s a great return and at the end of the day the properties will be left to our siblings.

If anyone else interested we get about £1k a month, and value is about £250k

....and we want rid - but I reckon better and easier yields to be had in Blackpool!

That's crazy. The person just left the property next to me was being chased through the courts etc. Its probably taken them at least 6 months and she and her friends have caused major issues whilst there. I know when the agency get in they are going to find the place wrecked inside.

The scum bag that was next to me rented through an agency they still couldn't get her out. I think this covid thing has made things 100% worse. She even threatened to kill the letting agency person when they tried to enter the property a good number of months ago. They should have gone straight to the Police but they didn't.

What agency does ur other half use to rent out?
 
Knew a couple of people(think they may post on here)years ago who used to stop paying rent and after a while move onto the next and do the same. Fairly big properties in good areas. When talking to a policeman (mate) one of the names came up regarding another issue,I said I knew him and policeman said he was a well know property dodger. Didnt know the term at the time and he said he stops paying rent and then moves on,maybe they have moved on to sub letting the property and receiving full rent and not paying owner now.
