Thought this was already mentioned a few months back, its just a clear up of rubbish left over from the building site and a general tidy up of that area. unfortunately the development will take years to complete . Most if not all the houses are still lived in which will take many years, to gain occupancy / court and legal challenges for compulsory purchase orders will take place. they will slowly start developing the land they are working on tidying up, I would of thought next year at some point.. However the full master plan maybe 10 years from now to be completed, i would have thought?

It all depends on how quickly the buildings behind the east stand can be demolished.
The 5 to 20 year part is regarding the wider revoe area which surrounds the club.

Surely its all been gone over what will be required and the council will be doing all that. They have set sept 2025 haven't they as getting the stand done for. In the case of voluntary acquisition the process can be lengthy and uncertain with some owners refusing to sell and others holding out for a price way above market value. Land assembly and acquisition by CPO is also a time consuming and lengthy process that requires a strong justification for acquisition on economic and environmental grounds to deliver the Masterplan Strategy.

Seeing a building going there is a little worrying, especially as they apparently want to crack on with this east.
The first thing you'd build is the ne corner so it extends capacity and minimises losses when the east is started, you'd do it in stages, surely possible.

Doesnt work like that Sunny. If the council (or whoever) have a compulsory order, they must go. Going rates and prices are set and off you pop. Sounds harsh if you live there but true. Maybe, but in the NW corner you have a passageway to the west, doesn't mean it has to be like that, maybe it still could or maybe not, whoknows.That bit in the north east could be changing rooms and eventually incorporated into the new stand

May have only been outline plans, but it's not hard for the club to come out in all these meetings and say what size they'll likely be aiming for. At present they have limited facilities and I believe use a small warehouse behind the Esso garage to store some of their equipment as well as various cupboards and spaces in and around the stadium.
Giving them a designated, secure and dry work space frees up the warehouse for demolition and gives them the ability to maintain the astroturf pitches (which requires additional equipment to maintaining a grass pitch) and everything else a lot more efficiently. Tidying up and securing the area also allows the East to be demolished without having an impact on the above.
The East and a North East will likely be a phased development to avoid hitting capacity too hard during construction. I would therefore also imagine once all or part of a permanent East stand is up then these facilities can be moved again and the North East put up.

SS said at a meeting last year that a basic like for like replacement would cost approx £12 million… however the club are indicating they’re budgeting north of £40 million for the East and Training Ground. The Training Ground was supposed to be budgeted as costing approximately £12-15 million… so a bit of quick maths would suggest the budget for the East is £25 million and upwards. Take into account the support from the council in terms of land assembly and enabling (£4 million+) and also the relatively straight forward nature of demolishing what is a simple existing structure with virtually no impact on the rest of the ground then you realise it’s actually a very healthy budget.
Hearts for example rebuilt their new main stand at a cost of £22 million (original budget of £15). That’s a very constricted site on prime Edinburgh property. It also included a huge demolition job and the new stand is very impressive and contains a lot of facilities.

That’s a relatively complex structure containing a huge amount of corporate space and a boutique hotel as well as changing rooms, club shop and ticket office etc. It’s also a split level site and had to include access / egress for other stands. Assuming our budget is £25 million and the structure runs at a similar cost per seat then we’re looking at 8000 seats and a lot of extra facilities too. That should take BR’s capacity over 20,000.
Theoretically we could end up with a corner stand similar to that of the existing South West corner and then an East of similar scale to Barnsley’s 2 tiered East stand. And I’d be quite happy with that personally.
